We have used all the people mentioned during our time in business and the only one I'd go on record in recommending right now is Independent Surveyors. There are plenty of mistakes that can be downright disastrous for people - even with 'licensed surveyors'. Shockwave has it absolutely correct. To get accurate and reliable lines, you have to get the points from a good surveyor. Hualani, I often advise clients not to go for the 'gift' of seller paying for survey because they will too often get the cheapest, most likely to be inaccurate survey out there so that the seller saves money. We see it plenty. :/

I am doing the same thing right now, was only going to ask for recommendations, but no need. When purchasing land/home always get a new survey/staked & GPS, you don't want this coming back to haunt you later. Have proof to cover thine own Booty!! Mahalos

Surveying is the only way to actually know where your corners are, otherwise you are just getting a best guess based on finding pins that may have been moved or improperly placed in the past. The price difference is minimal compared to what it can cost if you find out the pin finders were off by 10 feet and your catchment is in the setback. Houses have even been built straddling property lines when people relied on pin finders.

Pretty sure a survey is only valid for a year. Because of that, sometimes if a survey has been done before, it makes sense to save the money and just have the pins re-found and lines marked. The full survey includes the paperwork and mapping which isn't always necessary for a person's immediate needs. Unless selling or no previous survey is on file, then I'd save the dough.
