closer to the flats/water, hotter and dryer. Mosquitos not too bad, coquis pretty loud. If you can afford Beach Lots you get 'gated community'. Farm Lots larger acreage, mixed residential/business enterprises. Vacationland teeny (8k sf) lots for the most part, houses cheek by jowl, lots of tourists b/c many houses are rented to 'vacationers', and tidepools often jammed, esp. on weekends. I wouldn't call it 'plenty' of parking. Best snorkeling on the East side, hands down.
