Don't forget the VOG. Kona side has VOG almost every day now, and will until either the trade winds or the volcano stop. I have friends who have lived there since Kailua Village had only one stop light and they can't wait to retire so they can move to this side. If you have any issues with asthma or other breathing problems I wouldn't live there at any elevation above 500 feet.

What makes a neighborhood desirable varies from person to person too. Retirees, young 20 somethings, and young families all want different things from their neighborhood, so what makes it desirable would be different for each group. Spend some time over there and check out the feel of any neighborhood you are serious about at different times of day.
