Most of the three acre lots in Orchidland are "spaghetti lots," i.e. long and thin. I believe there are some two acre square lots and maybe a few three acre squares, as well, but they are not too numerous and usually fetch a higher price than spaghettis.
Some people build their homes in Orchidland with a deep setback to avoid being right next to the neighbors' house. This increases the cost somewhat since you have to pay for extra utility poles when doing this.
I am sure our resident forum realtors can give you a better idea about the lot prices and availabity.
