thanks to all who commented. my situation is funny, i have lots a freetime and i have some money to build so i wanted to do that. i could be there pretty much all the time to hold hands etc.

if i can build the place for between 80 to 90/s.f. that would be good, and if im the general contractor it should be doable as robtucker mentioned.

Didn't see a line item for E&O or OH, especially for a novice (I assume) Contractor. Best of luck.

Errors and omissions (oops, duhs, goofs,& I didn't know that).
Overhead (fuel, fees, temp facilities, rental equip. misc. expenses).

I think you have your prices correct within approximately +/- 10k depending on a whole lot of things.

That said, houses of 1000sf & 2 /1 or 3/1 WITH lot can be had for that price (there are a very few, but they are out there...granted not new...but the lot is included...only know this as was involved in a comp this week on an under 1000sf house 2/1 in HPP

i think those houses that sold for that price needed lots of work which would raise the actual price back up. a new construction house would need to be compared to a house thats in new condition.

An existing house is grandfathered to the codes of its construction.

New house requires "hurricane-proof" safe room, etc.

Interesting and helpful posts. I may find myself in a similar situation as DrWho. My husband and I own a lot in HPP and have been dealing with and getting bids from contractors for a turn-key home. About 1100 sf + garage, 3bed, 2 bath. The price keeps going up and we are starting to feel as though we are being jerked-around. It may come down to doing it ourselves. But before we get there, any thoughts on what a reasonable psf price for a turn key contractor should be? And, if we end up doing it ourselves, we'd be coming from the mainland and fear just getting taken advantage of by the individual contractors (framers, electrical, etc). Any advice on finding reliable, fair individual contractors.
