I would like to know who designed this house in HSRE. I just loved it....just sold. I LOVE the open at the top walls idea. You simply have to have airflow in a Hawaiian house in my view. Cathedral ceilings, open at the top walls in some rooms. HUGE windows. Surprising, good airflow is an expensive concept!

That house sounds like some I've seen in Mexico and I too find them attractive. The link doesn't work so I didn't get to see the one on island. Mella

So the house Glen mentioned has sold /in escrow for $425K - lot cost $30K, mat/lab @ even $150/sf = $225,000 at 1500/sf.......so the profit is going to be somewhere in the $150K range?
Nice work if you can get it....

My realtor back in Atlanta said people will pay way too much for buildings with unique architectural features. This must be an example (perhaps and extreme example) of that particular type of emotional buying. The link didn't say, but it must be on or near the ocean to appraise that high. What do our forum RE pros think?

If a builder is doing his own home, there will be more unusual things like the king post trussess instead of your garden variety HPM trusses. It looked to me (from just the pics) that it was a "kit" house that had roof pitch and truss system changed. And of course the finish work is nicer than typical.

Wow, Cat. That is quite a profit. I appear to be late to the Puna party. Late for the world, for that matter. I think you are right, that is a kit house with extraordinary finishing. It is not much on the outside, but the signature round windows and trusses make it more special. Yes, it is near the ocean and I think has views, at least from the yard.
Buzz -- that's a spectacular website (although a little difficult to navigate). Just navigating there is like a trip to the spa. Those places would be great as ohanas or vacation rentals in a dry non-buggy climate.

This house is not what I'd call near the water. The place I stayed was the same street, but the other side of the complex. It's called Opelu over there. This place seems to be more open, but I doubt there's any view unless it's across a lava field. Sure looks nice, though.

I love that comparison to hilo library with MCM - it does look like it was built in the 50's with that fantastic interior atrium and all areas open to the atrium pretty fantastic concept, this would be a winner in any hawaiian/MCM concept home. It seems like the MCM also espoused the complete environment of interior and exterior blending cohesively with its environment.
on another note does anyone know where to find that amazing front door to the leilani listing , is that an imported door from asia or done locally?

No view, but it is pretty close to the ocean. Its actually almost 2100 square feet which definately affects Cat's numbers a lot (like by about 90,000 dollars). The MLS records and square footage don't show the 612 square foot that the county calls a "Frame Half-Story" or the garage. Now, I can't see the "frame half-story" that they mention, so I wonder if this place is so new that the county record are not fully updated to reflect the property as it was actually built and might instead reflect the original permits.

Close to the ocean..... That is SO relative! When I got the address of the vacation rental and looked it up on Yahoo Maps, I thought: "Great! Right near the ocean! Just 5 or 6 blocks!" When I got there, it was "Where's the ocean?" By the time we left, I could only think of the 6 miles to the highway.
So yes, it is relatively close to the ocean, but really, so what?
