Being from So cal - I have never been a fan of gated communities but thats me. In 21 years, I have lived in Waimea, Puako, Honokaa, Hilo, Honomu, Orchidland & HI Acres, and KV. Puako and KV are my two favorites - weather wise, but Puako is out of my budget.

Rented a VRBO in Kapoho Beach Lots about a year and a half ago. It IS beautiful and the coquis didn't bother me, but then I don't really know they should.[

Only thing I didn't like was it seemed like it was just a bit too far from town. I think for a vacation house that could be an advantage, but as far as our main home, we bought a lot closer to Pahoa.

It doesn't matter the location, you must consider risk. If this economic downturn continues, do you have plenty of cash to hold you over and pay your bills or survive a job loss. And are you young enough to rebuild if you over leveraged, lost it all, and have to start over.
Sorry for the sobering post, but I think that is what you asked for.

Only really wanted to hear from folks who know about life there. Thanks for the advice Daniel, but $$$ is not really a problem or I wouldn't be considering it. We live in Volcano but have days where we "drive to Hawaii" for mini vacations. We have always loved going to Kapoho and wondered what it would be like to have a house there. We are interested in hearing about community, life with floods, zone 1 concerns, etc.
