The deal is done. I am officially under contract.
As for the CCR, I don't have those here in Atlanta and never thought I'd want them but they don't seem that strange. I could deal with a carport and we plan to build around 1200 sq feet so I am ok with that too.

As to cable/cable modem service... look up the utility poles near your proposed property. If you see 1/2 or 3/4 inch diameter black-jacked cable(s) bent into a foot+ wide U shape at each pole your have cable. BTW, we have the lowest tier TWC cable modem service and it work superbly - except when the power burps. TWC doesn't have battery backup for their power supplies out here and it takes a while for the cable modem system to reset itself.
The monopole going up next door at the Leilani Estates rec center is by Verizon, but it's being built high enough - 150 ft. - and hefty enough* to be useful to other potential cellphone tenants ($$ each to the HOA). Certainly you'll get great Internet with a VZ data card. (Understand it's expensive, though).
*Contractor told me the other day there are 95 (cubic) yards of concrete in the new foundation. I never knew our lava has places so hard you have to jackhammer like granite. (They've been at it for weeks).

Cable midspan amps are gray metal with fins; telcom splice boxes are almost always black with flat sides, but sometimes stainless cylinders.
Cable distribution taps have subscriber connections on the bottom, so the loop hangs directly down, and generally there is a colored plastic tag on some or all of the drops. Telcom boxes often have orange/black numbers on them.
It's rare to see cable with no phone; it's very common to see phone with no power.
Oceanic will build out for 20 customers/mile, just get everyone to sign a petition.

The CCR's for Leilani are a lot less restrictive than Zoning anywhere on the mainland...And I live in the last Iowa county to implement zoning, and actually one of the last on the mainland. I am also comming to Hawaii and am going to buy a house as oposed to building because I am getting to old to fight another round by building another house ( I built 5 by myself), and as an electrician I can't count the ones I wired or rewired over 40 years.[
