So I called the tax office and they looked up our lot in Fern Forest. They said that, in our case, the reassessment downward was based on market sales in the immediate area. They said that, in some cases, the lava flow may have affected the valuation, but not for us. I don't know whether to be glad they don't consider us to be at imminent risk -- or sad that we paid too much! No matter. We love it and are looking forward to our big adventure and new life.

If you believe yours to be incorrect, you have until April 9th to file an appeal. They use the post marked date and must include check for $50 and appeal application.

On the house we are moving into, I just checked and it was almost 500 sf over the correct (current) total.

Luckily we have a survey so I submitted it and waiting for outcome because it may just get an amended bill - no need appeal. Kinda neat that the appraiser could look at the satellite photos and see the issue right on her screen!

Got my new assessment.
Market value down
Assessed value down, but just a tiny, tiny fraction of the market value change.
This means the assessed to market value ration actually increased.

I do the believe the county has set this up to generate higher tax revenue. Maybe not this current year, but in future whenever the tax rate increases.

Consider that County sets both the rates and the assessed value, while also granting exemptions. The numbers are basically made up to support the desired revenue target.

Assessments on our lot and home in HPP both were up, $5K and $4K.
