Unpermitted structures in Nanawale

I'm considering purchasing a lot in Nanawale. Does anyone of you know of any cases where the HOA has cracked down on unpermitted dwellings? Please, share your experience. Thank you!

Nothing wrong with Nanawale. Nice little subdivision. Paved roads, electric, water, community center w/ a pool. Fairly well run.

There's nothing wrong with strictly enforced "R-normal" CC&Rs if they're compatible with your lifestyle choices. I think of Nanavale as a "family-oriented" subdivision with "good resale value".

Similarly, there's nothing wrong with "no code" subdivisions.

The only "problem" seems to be signing up for the wrong deal. This is where I think better real estate disclosures would be appropriate, because "paper due diligence" won't illustrate actual real-world conditions, and people don't usually bother with "real due diligence" (renting a house in the area, camping out on a vacant lot, etc).

Often, the recommendation is to rent for a while in any neighborhood before purchasing there. If lots are inexpensive, there will be reasons for that, some more obvious than others.

Some paved roads. Water only near the top section. Electric is a plus because if the poles aren't near your lot, the association pays to have them put in.

Your enemies will be your neighbors that got all their permits and went through all the hoops you didn't bother with, and your shack will bring down their property value. If you want to go unpermitted you should stay in Blacksands, Kalapana, or one of the "Paradise" developments off hwy 11, where nobody cares.

Yes, I believe Nanvale is "prepaid SSPP".

If you build a "shack", yes; I've seen some unpermitted builds that were nicer than an HPM kit home, if I didn't know any better I would assume they were legit.
