What procedures need to be completed before building can begin?

As of January 1, 2000 before any new structure can be started in Nanawale subdivision, a set of building plans must be submitted to the Architectural Committee for approval that the plans are in compliance with the Covenants and Restrictions. After approval of the plans, the owner must show proof of legal building permit before starting construction. The minimum square footage for a house is 880 square feet.

I just noticed this topic got bumped...

I'd just like to chime in real quick... and I'm sure that when Fitz sees this topic he's gonna weigh in.

But if anyone wants to see a good usage of square footage on a house... check out JWFitz pictures of his place on his blog!

I had a family member stop by his place and they were blown away at how cool of a place he had with such little square footage.

There used to be what was called an efficiency dwelling, 450sf under roof to qualify as a dwelling, I went with that. I'm going 480sf under roof with a 160 sf rear deck. The footings will outweigh the house.

And since it is less than 500 square feet, at some point in the future you could remove the kitchen from it, redesignate it as a "guest house" and built a new dwelling on the property. There have been a lot of folks building little houses lately, I think they are becoming quite fashionable.

Yep, the septic is ready for 3 bdrms. Nice for taxes, easy to clean.

Can't scan but it's 20x24 with open ended hip roof, south facing with an 8x20 covered deck on south end (shed roofed) with 70% clear plastic roof. Post and pier foundation, close to ground as legal.
