I too saw Pacific Heights a long time ago, and from what I remember, the lunatic was a renter who tried to take ownership of the house (through a lawsuit, I think). One thing he did was trash the place. It was a disturbing movie, but nothing compared to what we've seen here.

Pacific Heights starred Michael Keaton at his maddest manic best vs. Melanie Griffith & Matthew Modine as the homeowners who rented to him.

Directed by John Schlesinger who also did Marathon Man (torture by dentistry), Sweeney Todd, Falcon and the Snowman, and numerous other fine films.

My neighbor from hell in Hawai'i who got charged with terroristic threatening was actually scarier than the guy appears in the video, and just about as nuts. House #2 that I sold and moved away from because of NFH.

However, in both my scenarios the neighbor built right up against my living space. I mean right up, ten feet away from my house walls at the first house, and maybe 15 feet in the second, so I had no buffer at all from the nastiness.

msmoto, how close is the property line to where you live, or plan to build?

The hog wire fence that was put up shouldn't have been a problem. For whatever reason the surly neighbor didn't want any fence. I would have camped out and caught whoever did the vandalism, taking pictures. Then I would have set 4" posts that couldn't be easily knocked down. You should have known that the problem would get worse by putting up the junk fence.

And here is the scary thing, If you do sell a house and know that you have a volatile neighbor like that, it also needs to be in the disclosure docs. We have friends in Honokaa who did not disclose that they had a NFH and the buyers sued them AND won a $40,000 judgement!

BTW, I loved the movie, but it is a horrible situation in real life.

No, these people did not even have that big of a dispute with the neighbor, but he was that way with a few other neighbors too. Of course the people did not even *think* about disclosing it either, but of course their buyer thought he had bought a "lemon" because of the NFH. And the courts upheld the decision. He was suing for $150,000 but only got $40,000 and $11,000 for legal fees.

Of course you also have to disclose if there is a constantly barking dog or a mean dog running loose in the neighborhood or if your neighbors have loud parties. Roosters? You bet. Go figure, a new way to make lawyers rich.

Devany, what was "that way"? What specific kind of behavior? I hope it was more than being rude and uncooperative, for there to be a successful lawsuit.

Here's how to manage an ass-neighbor li-dat. take down your ugly fence. Let him think he's won for awhile then hire a D-9 bulldozer to rip right down your property line. That'll shut him up.

All I know is that he was a neighbor from hell, belligerent, noisy and did things like kill neighbor's pets that were loose (not my friend's pets, but those of others). He also would turn big spot lights on all night all around his house (like 10 of them) he did it just to irritate others, and it did. People had to get black out shades. In general a bad neighbor. There was a successful lawsuit, so there could be more than I know. They were just so outraged that they did not think that they had to disclose such things and then they end up being sued by their buyer for non-disclosure three years after the sale. The realtor was also sued, but he won his case, pleading ignorance.
